Batwara is an Android app that divides a plot of land among heirs. When a family divides land, the arguments are rarely about the total: they are about who gets the road, who gets the pond, and where the stones go. The app answers those three questions with names and exact fractions, before anyone picks up a tape.
Measure the plot on the satellite map, from a tape survey or by walking around it. Type each heir's share, or let the app calculate it under the law you choose: faraid, the Hindu Succession Act, the Indian Succession Act, the French Civil Code or equal shares. The app then cuts the plot so that every lot reaches the road, keeps a common path, leaves out a pond, and prepares the papers for the family.
- Who gets what — exact fractions under the law you choose, which you can still change. Inheritance calculator
- Where the lines go — every lot on the road, in one piece, with its frontage. Land partition
- What it is worth — zones of different value, and the balancing payments. Divide by value
- The papers — a partition deed in PDF and one extract per heir. Partition deed
The shares are a starting point for the family to check: the app does not replace a notary, a mufti or a lawyer. No account, no subscription: the plots, names and deeds stay on your phone. Ads pay for the app, and one purchase removes them.
From the plot to the signatures
Land partition
The plot cut into one lot per heir, at the right area, with every lot on the road.
Inheritance calculator
Tick who survives, choose the law, and the app sets each heir's share as an exact fraction.
Divide by value
When the road side is worth more than the back, equal areas are not equal shares.
Partition deed
The papers to discuss the division as a family: one deed, and one extract for each heir.
Boundary stones
Where each stone goes, and an arrow to walk there.
Measure the plot
Three ways to get the plot into the app, and your local land units.

Guides
Divide land among heirs
A fair division is decided in this order: the shares, the plot, what stays shared, the lines, the stones, the papers.
Hindu Succession Act shares
Without a will, a Hindu man's property goes first to his Class I heirs, each taking an equal share.
Faraid shares
Faraid gives some heirs a fixed share, then the residue to the nearest residuary heirs.
Owelty payment
Equal areas are not always equal value. Owelty is the cash that makes up the difference.
Bigha, katha, kanal, marla
The land units of South Asia, converted, and the one that changes from state to state.
