Owelty: equalising a partition in cash

Equal areas are not always equal value. Owelty is the cash that makes up the difference.

The calculation

  1. Value each lot: its area in each zone times the price of that zone.
  2. Work out what each heir is due: their share times the total value.
  3. The difference between the lot's value and what is due is paid, or received.

Example

Two brothers divide a plot worth ₹3,200,000 in total, half each: each is due ₹1,600,000. The lot on the road is worth ₹1,900,000, the lot behind ₹1,300,000. The brother with the road lot pays ₹300,000 to the other, and both end up with ₹1,600,000.

Or divide by value

The other way is to make the lots of equal worth: the lot on the dearer side is then smaller. No cash changes hands, but the areas differ.

With Batwara

Mark the zones and their price under Value of the land, then choose Share by area, then equalise in cash (owelty): the Owelty payments list who pays how much to whom. See Divide by value.
